OKO Group, Cain International Top Out Miami Condo Tower
OKO Group and Cain International have topped out Una Residences, a 135-unit luxury condominium tower in Miami’s South Brickell neighborhood. The project rises 47 stories and is expected to be completed in early 2025. When fully delivered, Una Residences will become the first waterfront condominium property to be built in the Brickell neighborhood in over a decade.
In early 2021, OKO Group and Cain International secured a $128.3 million construction loan from Bank OZK to finance the project, which broke ground in May 2020. Una Residences’ development team also includes Adrian Smith + Gordon Gill Architecture as architect of record and interior designer, executive architect Revuelta Architecture International, Enea Landscape Architecture as outdoor designer and Fortune Development Sales as exclusive sales and marketing agent for the project.
Located at 175 NE 25th Road, the condo tower will include two-, three-, four- and five-bedroom units ranging from 1,100 square feet to 4,786 square feet. Unit interiors will feature floor-to-ceiling windows, wide terraces, sliding doors, master bedrooms with adjacent balconies and living spaces with bayfront views. At the moment, the project is nearly sold out. Prices for the few available residences range from $4.4 million to $10 million.
Una Residences will also include two upper tri-level penthouses with 7,089-square-foot floorplans, that sold for $17.8 million each, a price that stands as the highest recorded condominium sale in the Brickell submarket. The penthouses will feature 2,971 square feet of outdoor terrace and rooftop space, two private swimming pools, a sauna, a steam room and a summer kitchen.
Amenities will include a private marina, three swimming pools, a movie theater, a spa and steam room, a fitness center with yoga studios, on-site dining services, a children’s playroom and a splash area. Additionally, the amenity package offers residents exclusive membership to the Grand Bay Club on the Key Biscayne beachfront.
Una Residences is close to the Miami Watersports Sailing Center as well as to Interstate 95 and to Vizcaya Museum and Gardens, 3 miles from Coconut Grove, 7 miles from Key Biscayne Beach, 9 miles from Miami Beach, 11 miles from Miami International Airport and within 14 miles of Hialeah, Fla.
Miami’s upcoming condo projects
The partnership has multiple luxury condominium and multifamily projects in South Florida. One of these is Missoni Baia, a recently delivered condominium tower in Miami’s Edgewater neighborhood. Since the start of the year, multiple condo projects have been launched in the market.
Recently, Turnberyy has secured a $172 million construction loan for ONE Park Tower, a 292-unit condominium development currently underway in North Miami. The project broke ground in January and is already 60 percent presold. In February, developers Merrimac Ventures and Aria Development Group landed $95 million for 600 Miami Worldcenter, a 32-story condo project in downtown Miami. The project will include 606 residences and is expected to come online in 2026.
